How lease takeovers work in Baton Rouge
Short version: you can't sublet, but you can usually hand your lease to another student, if the property approves them.
What Subleaux is, and isn't
Subleaux is independent. We're not affiliated with any property, management company, LSU, or Southern University. We never handle, process, or approve lease takeovers. The property makes all decisions. We only share public information and help students find each other. How we get our data
The takeover, step by step
- 01
Check your property's rules
Find your complex in our directory. Look for the form name, fee, and any conditions (e.g. $0 balance).
- 02
Find a replacement
List your spot on Subleaux. Verified students browse by property, price, and move-in date.
- 03
They apply and get screened
Your replacement applies with the property and must meet its criteria. The property decides.
- 04
Settle up
Pay the transfer/assignment fee and clear any balance. Some properties require key return and inspection.
- 05
Transfer completes
The new resident signs. Rate and end date usually match your original lease.
- 06
You're released
Confirm in writing. Keep paying until the property confirms you're off the lease.
Words properties use
- Sublet / sublease
- You stay on the lease and rent your room to someone else. Almost every student complex near LSU prohibits this.
- Lease takeover / reassignment
- Someone new applies, gets approved, and the lease (or a new one at the same terms) moves into their name. You're released.
- Delegation
- Wording used in some housing agreements: you delegate your space to an approved person on the property's form.
- Relet
- The property re-rents your space to a new resident. Until it's relet, you typically still owe rent.
- Unit transfer
- Moving to a different unit in the same property. Not the same as getting out of your lease.
FAQ
How much does it cost?+
It depends on the property. In our research, published fees range from a flat $200 delegation fee to a full month's rent. Some properties don't publish a number. Check the property's playbook.
Does Subleaux approve my replacement or process the takeover?+
No. Subleaux never acts on your behalf. The property screens and approves your replacement (application, credit/guarantor, etc.) and handles all paperwork. We share public info and help you find each other.
When am I off the hook?+
Only when the property says so, usually once the new resident signs and moves in or starts paying. Get it in writing.
Do concessions transfer?+
Often not. At least one local property states the new resident pays the original rate and concessions don't carry over. Read the playbook.
Why .edu only?+
You sign in with a one-time code sent to your @lsu.edu or @subr.edu email. That keeps the marketplace to real campus accounts and cuts down on rental scams.
Who sees my email?+
No one. Other students see only the first name or nickname you pick and your campus. Messages go through your Subleaux inbox, and notification emails just say you have a new message.
What does Subleaux store?+
Your student email, display name, and campus; your listings; messages you send and receive; reports you file or that are filed about you; and a sign-in cookie. No analytics or ad trackers. Delete your account anytime from your account page and your listings and messages go with it.
Does Subleaux handle money?+
No. Rent, deposits, and fees go straight to the property. Never wire money to someone you met online.
